At Maylark Property Management we work with landlords in the Crawley area to deliver lettings services ranging from ‘tenant introduction’ through to a fully managed service.
We regularly give landlords advice on how best to present the property and, more importantly, the property’s safety and compliance with regulations. However, some of the safety requirements for rental properties are not necessarily standard in people’s own homes. The following outlines a few changes you can make to help protect you and your family:
Fire Safety – fit a smoke alarm on each floor of the property as a minimum. It is also a good idea to have a heat detector in the kitchen. These devices should be tested regularly and replaced in line with the manufacturer’s guidelines.
Gas Safety – have your boiler and other gas appliances serviced and safety checked annually; doing this in the lead up to winter is a good idea. This ensures that they are working correctly and are less likely to break down when you need them most!
Carbon Monoxide (CO) Detectors – fit CO detectors in any room where you burn solid fuel or have a boiler or gas appliance. Carbon Monoxide is invisible and does not smell so these alarms can save lives. As with smoke alarms it is important to test them regularly and replace them in line with the manufacturer’s guidelines.
Electrical Safety – ensure that your electrical installation and appliances are safe. This can prevent fires as well as electric shocks. It is likely that in 2020 it will become a legal requirement to have an electrical safety certificate for rental properties.
